Professional Photos... Worth it or Not?

It's a visual world out there; now so, more than ever. We spend our days scrolling, scrolling, scrolling... and it's getting harder and harder to find something that makes us stop the scroll for a moment and say, "Wow, beautiful!"

We spend time designing a furniture layout that will maximize the flow in each room and show off the features of your house. GRAB ATTENTION

Before most people even contact a real estate agent to help look for a home... they've already been doing a little online shopping to see what's out there.

​Realtors text or email listing links to clients when they find something that fits the brief. Your house's online presence is what gets people to stop the scroll and say, "I want to see THAT listing. That's the one."

​So, should you invest in a realtor that invests in you by making the most of your hard work? Absolutely!

 We always recommend using professional photography for a listing. The difference between an iPhone shot and a picture taken by someone who knows how to work the angles and lighting is SO noticeable.

​Don't let potential buyers scroll by your house! Make sure you're using a real estate photographer when you list your home. You'll be glad you did!

It just goes to show, that it's not just the equipment that makes for a really great image. 5 Home Staging Tips

1 - Show the Space, Not Your Stuff

People are buying the house, not your stuff! So now is the time to pair down your day to day items so they don't distract from the star of the show... The house itself!

Keep the kitchen and bathroom counters and clear of clutter. Take time to organize the bedroom side tables so that everything fits in the drawers. Reduce the items on your office desk to the bare essentials. Remove extra storage shelves or cabinets.

2 - Organize Your Storage Space

Make sure your closets and storage spaces are organized! People will look inside drawers, closets, and other built in storage spaces.

​It's important to make sure those spaces are organized and under control so that buyers don't think the house doesn't have enough storage space.

3-Create a Tranquil Master Bedroom

People buy aspirationally. The ideal Master Bedroom is a retreat that you can go to at the end of the day for a little relaxation.

​Keeping the master bedroom clean and orderly will go a long way towards creating a relaxed atmosphere, and helping buyers envision themselves living the good life once they buy your house.

4 - Don't Forget the First Impression

It doesn't take long to make a first impression! If you focus on making your home's first impression a good one, that will help with a speedy sale.

Here's a fun tip! Go to you front door and step outside. Count to ten and clear your mind, then enter your house again with fresh eyes. What's the first impression you get? Are the selling features of your house overwhelmed by clutter, a really cool and colourful piece of art, or too much furniture?

Consider what kind of first impression you want to make with your house.

5 - No Smell is the Best Smell

As tempting as it is to aim a can of Febreeze at your house and call it a day... If you have a lingering smell, it's best to get to the source and eliminate what's causing the order. Covering it up often doesn't work 100%.

To make sure you're house has a neutral smell, get a friend involved! For example, we can grow nose blind to pet smells after a while. Ask someone who doesn't spend a lot of time in the house if they notice any off putting smells. Once you've taken care of the problem, keep it clean and neutral. Because we use scent to cover up smells, if you add scent to an otherwise OK situation... Buyers might instinctively think you're trying to cover something up. OR, they might be allergic to your scent of choice!

To be safe, no smell is the best kind of smell. It ensures that buyer's won't be distracted by something unpleasant or... Something a little too pleasant!

So, you're considering Real Estate Staging to help you market your home! First questions is: where to start? Maybe you've got a bit of decor savvy... maybe you're a complete novice when it comes to colour, flow, and focal points...

That's where we come in! Our team of stagers have been educated through the Certified Staging Professionals program, and we're ready and able to help you out with staging your home every step of the way.

Here's a brief outline of how we can help you make your listing stand out in today's market!

STEP ONE:
The Consultation

It all starts here! Our lead stager will come out to your property and do a thorough consultation for you to help you get started. To start out, you'll give us a quick tour of your home so that we can get a lay of the land. Then, you get to relax for a bit while we do a head-to-toe assessment of each room.

During our assessment, we take a detailed look at each room and make a game plan for you to follow. It's here that we take measurements, reference photos, and colour samples so that we can put together an amazing design for showcasing (aka, step three).

After we've done our thing, we will sit down and work with you to come up with a game plan that fits your timeline. Are there any repairs around the house that need to be done? Where's the best place to spend your hard-earned cash for your best return on investment? How are you going to get it all done? You've got questions, and we've got answers! To be honest, this is one of the most interesting parts of the job for us. Getting to know you and creating a tailored plan for you is what we love to do.

STEP TWO:
Prep

Here's where you will put the game-plan into action! When the consultation is over, we leave you with a detailed consultation form. This will be your blueprint for preparing your home for sale.

This step is different for everyone, and really depends on our collaboration with you. We will make sure there's a clear plan in place before we leave the consultation, AND you'll be able to call on us during your prep if you have any questions about what to do. Wether or not you decide book Showcasing Services, we'll give you advice based on our consultation with you as you get ready.

STEP THREE:
Showcasing

If you want to get the absolute MOST out of working with us, we recommend using our Showcasing Services. We've got a variety of packages available depending on your budget. From "Speed Staging" to "Full Service", we'll find something that works for you!

Speed Staging includes three hours of our time doing some photo prep for you, using items you have around your house. You can also upgrade your Speed Staging Package to include rental of some of our decor items!

Our Full Service Package includes all the time we need to stage your entire property, using a combination our your furniture and decor with our decor inventory. We've got two storage units FULL of inventory to choose from, so finding the perfect combination of items to make your listing shine is as easy as... well... 1, 2, 3!

We can also tailor a staging package for you. All you have to do is ask!
